The aerial photo (not
up to date) shows the boundary fence and potential subdivision
with battle-axe link to Nanarup Rd (dashed) on the northern boundary. The property is 29.59ha and
rises from an elevation of 60m on Nanarup Rd to 160m at the southern boundary
providing a north facing slope which gives good sun exposure to the vines.
The two dams are visible but the soak, which provides most of the water for irrigation is on the northern boundary, but not visible is this photo. The rich topsoil lies over open clay which allows good root penetration to the ground water, so that summer irrigation is rarely needed.
Area 1 is the Chardonnay vineyard (1ha). Area 2 is the Pinot Noir (1ha). The vines are 14 years old and producing top quality grapes. Between the two vineyards are the sheds and winery. Areas 3 and 4 are ready for new plantings or other horticulture development (approx 16ha).
Areas 1, 2, 3 and 4 make up the farm and will be sold as a going concern. It includes several potential building sites with spectacular views to the north and east, from Mt Many Peaks and Two Peoples Bay across the Stirling and Porongurup Ranges (picture top right).
Area 5 is mostly native bush with a profusion of wild flowers, areas of cleared land and one of the dams. This 8ha area will be our home and extends the view west.

Shed 1: 15 x 8m with 8 x 5m covered area for machinery storage, and 6 x 5m
covered veranda.
Inside is a 8.5 x 8.5m living area
comprising 2 bedrooms, living room, kitchen, laundry, bathroom with shower and

converted to a cellar sales facility.
The remainder of the shed is
general purpose with a small sheep pen and electric shearing machine.
Shed 2: 15 x 7.5m general purpose with pallet racks for storing vineyard

drip irrigation in vineyards and orchard, and apparatus for feeding liquid
fertilisers into irrigation water.
Winery: 12 x 7.2m Bondor shed with 75mm insulated walls, and an attached
portable 240V cold room (1.4 x 1.4m internal) and small chemical storage shed.
Tank 1: 64,000L with pump for domestic and winery supply.
Tank 2: 164,000L irrigation storage, filled by 240V pump at soak on
northern boundary, and gravity feed from main dam.
